When Coast Management of California is providing remote or online HOA management services in areas that are not local to our office, we have several means of obtaining vendors and contractors for our HOA clients. They are not listed in any particular order.

• As a member of Community Associations Institute (CAl), we often utilize select vendors and contractors that are also members. Most provide excellent service and fair prices.
• As a member of the California Association of Community Managers (CACM), we often utilize select vendors and contractors that are also members. Most provide excellent service and fair prices.
• As a member of the Apartment Owners Association of California (AOA), we often utilize select vendors and contractors that are also members. Most are excellent and offer fair prices.
• As a long established and well-respected HOA management company in the industry, we regularly receive requests from numerous vendors and contractors, located throughout California, seeking to establish a professional relationship with our company. Having been established in 1987, we have developed an extensive database of contractors and vendors.
• Over the last 36 plus years, as we have obtained new management accounts, we have had an opportunity to meet new vendors and contractors that we can utilize at other properties.
• Finally, sometimes we will explore the internet for local vendors and contractors that we vet like any other resources.

The vetting process begins with a contractor completing an Application for Approval of Contractor and Maintenance Providers form. After we are in receipt of the completed form, we verify their license, call their references, and review their insurance. We also ask to review the form of contract they propose. See our Sample Proposal and Contract. Lastly, we complete an internet search and then interview the contractor. We then make a recommendation for the board's approval. We do not place great weight on positive internet reviews which may be fake.
